Many retail shops in India are running from buildings that are 20, 30, sometimes even 40 years old. These shops may be in good locations, but inside they face daily operational problems. Owners keep spending money on small repairs, but the core issues never get solved.

At Next BC, we work on many old retail shops—liquor stores, food outlets, lifestyle stores and neighborhood shops. Below are the most common problems we see on site and how we practically fix them.

1. Water Seepage

This is one of the biggest and most ignored problems.
In old buildings, seepage usually comes from damaged roofs, old plumbing lines or shared walls in row shops. Water stains, damp smell, peeling paint and fungus are clear signs.

How we fix it:

We first identify the actual source, not just do surface patchwork. Roof waterproofing, wall treatment and proper drainage correction are done before starting interiors. Without fixing seepage, any new interior will fail in one or two monsoons.

2. Poor Air Circulation

Most old retail shops are row shops with linear planning. The front shutter is the only opening and the back side is blocked.

Because of this, the shop is hot and uncomfortable because there isn't much fresh air movement.

How we make it better:

We make the air inside move better by planning where the exhaust goes, bringing in fresh air and zoning the layout better. In some cases, we redesign the ceiling and rear service areas to allow controlled airflow.

3. Heat transfer from the outside (roof and front glass)

The roof and front glass fascia are the main ways that heat gets into the shop. Clear glass that faces the sun, tin sheets and RCC slabs without insulation all make the temperature inside rise.

How we make it better:

Depending on the conditions at the site, we add thermal insulation either above or below the roof. We use treated or reflective glass at the front, which keeps visibility and branding while lowering heat.

4. Problems with the air conditioning

In most old stores:

  • The AC tonnage is too low
  • The electrical load isn't made for AC.
  • The drain line is wrong
  • No room for the outdoor unit

This leads to high energy bills and bad cooling.

How we make it better:

We figure out the right amount of heat load, recommend the right size AC unit, redesign the electrical supply and plan where the outdoor unit should go. Cooling then works and stays the same.

5. Weak Electrical System

In many shops, old wiring is never replaced. New equipment is just added again and again. No load calculation, no earthing check, no safety system. This is risky and illegal in many cases.

How we fix it:

We redesign the entire electrical system with proper load calculation, new wiring, MCBs, ELCBs, earthing and clear distribution. Safety always comes first.

6. No Fire Safety

Most old shops are in row buildings, built decades ago, without any fire planning. This is very risky, especially for liquor and food stores.

How we fix it:

Based on local norms, we provide minimum required fire safety—extinguishers, signage, emergency lighting and, in some cases, sprinkler or detection systems. We also plan exits properly.

7. Risks to Structural Strength

A lot of the time, owners or local contractors break walls or cut slabs without knowing how it will affect the structure. This makes the building weaker and could be dangerous for a long time.

How we fix it:

Before we change anything, we look at the structure. No cutting or alteration is done blindly. Instead of hurting the structure, strengthening methods are used when necessary.

8. Hard to get to and no ramp

Old stores usually have high plinths and narrow doors. There is no ramp for elderly people, disabled users or even trolley movement.

How we fix it:

We redesign the entrance, add ramps where possible and improve access without disturbing the original structure.

9. Improper Signage & Branding

Many shops have signboards, but they are poorly placed, badly lit or hidden by shutters and grills. Branding does not attract customers.

How we fix it:

We redesign signage as part of the facade planning—proper size, right height, good lighting and clear visibility from a distance. Branding is no longer just for looks; it directly impacts visibility and sales.

10. Cleanliness and Convenience

Cleanliness and Convenience for the Public Not having clean bathrooms or areas for customers to relax in hurts both customer comfort and staff morale.

How we make it better:

We plan small, clean utility spaces whenever we can, using the right plumbing, ventilation and materials that are easy to clean.

11. Parking – A Reality

Parking is not always in the owner’s control, but today it is a major business factor. Lack of parking directly affects footfall.

What we do:

We study site approach and entry-exit flow and help optimize whatever space is available. In some cases, we adjust store layout to improve customer turnover.
